What is The Ranch Master Plan?
A Long-Term Vision Rooted in Community, Designed for the Future
Beginning in 2016, The Ranch Events Complex created a comprehensive Master Plan to guide the long-term growth and development of the then 244-acre campus, now 315-acre campus. The purpose of the plan is to ensure The Ranch continues to serve the community, attract regional events, and remain a competitive destination for decades to come.
To support this vision, Larimer County voters approved an extension of the 0.15% dedicated sales and use tax through 2039. This funding supports the ongoing improvement and expansion of The Ranch.
From 2019 through 2024, Phase I delivered community-focused improvements shaped by public input, expanding youth and livestock spaces, improving accessibility and infrastructure, and laying the foundation for long-term campus growth.
In 2025, the Larimer County Board of Commissioners approved more than $100 million in Certificates of Participation (COPs) to fund the next wave of improvements, known as Phase II, advancing The Ranch’s evolution toward a vibrant, self-sustaining campus.
The Master Plan is being delivered in various phases, each with a distinct purpose but a shared goal: ensuring The Ranch continues to thrive as Northern Colorado’s premier destination for events, entertainment, and community connection.
Phase I: Community-Focused Foundation (2019 – 2024)
Completed in 2024, Phase I focused on meeting direct community priorities and necessary campus infrastructure improvements. These projects expanded youth and livestock spaces, improved accessibility and infrastructure, and created flexible venues for residents, nonprofits, and local organizations.
Phase I Projects:
- Arena Circle & Roadway Improvements: Upgraded circulation, entrances, and signals for improved access.
- Origin Arena: A new indoor space for year-round 4-H programs and community events.
- RV Hookups & Outdoor Arena: 95 full-service RV sites and an expanded outdoor arena (200’ x 400’) for multi-day use.
- Equestrian Center Expansion: Doubled warm-up space and enhanced guest amenities.
- Land Acquisition (72 Acres): Securing space for future growth and community-driven development.
Phase II: Commercially-Focused Growth (2025 – 2030)
Phase II marks the next step in bringing The Ranch Master Plan to life, expanding amenities, increasing event capacity, and elevating the guest experience while strengthening the County’s financial sustainability goals.
Phase II Projects:
- Campus infrastructure, wayfinding, and sign enhancements: New monument and digital signage to improve navigation and visibility.
- Event Plaza Enhancements: A 130,000 sq. ft. outdoor hub with a community stage, play area, and shaded pavilions.
- Event Lawn & Outdoor Amphitheater: A 21-acre Event Lawn, accompanied by an additional 6,000-capacity Amphitheater with a teaching kitchen and multi-use event space.
- Youth Hockey & Sports Facility: Redevelopment of the Pedersen Toyota Center into a multi-sport facility.
- 4-H Outdoor Archery Range: Ten shooting lanes with 2D and 3D targets, shaded gazebos, and viewing areas.
- Event Center Expansion & Modernization: Upgraded entry plaza, open-air lounge, and expanded premium spaces.
- Exposition Center & Full-Service Hotel: A 100,000+ sq. ft. expo hall with a 225-room full-service hotel to attract regional and national events.
- 72-Acre Expansion Planning: Early visioning for future mixed-use growth and innovation.
