Supporting Multi-Day Events, Tourism, and Economic Growth

As part of Phase II of The Ranch Master Plan, Larimer County is exploring the opportunity for a full-service, on-site hotel to support the growing demand for multi-day events, conferences, tournaments, and community gatherings in Northern Colorado.

An additional on-site hotel would strengthen The Ranch’s ability to host events that span multiple days by providing convenient lodging and event-support amenities in one location. This addition would help position The Ranch as a more competitive, year-round destination for business travel, tourism, and regional events—while enhancing the overall guest experience.

Hotel Overview

The proposed hotel is envisioned as a full-service HQ hotel, designed to serve a wide range of visitors, including conference attendees, exhibitors, athletes, performers, families, and community members attending events at The Ranch.

Planned hotel components may include:

  • Approximately 225 guest rooms
  • Flexible meeting rooms and breakout space
  • Multi-use event spaces designed to support expos, banquets, conferences, and more
  • On-site food and beverage options
  • Guest amenities designed for both business and family travel
  • Outdoor gathering areas
  • Convenient access to Ranch venues and future event facilities

Design, branding, and amenities will be determined through the development process and in response to market interest and demand.

Project Status & Funding Approach

The hotel is not funded through Certificates of Participation (COPs) and is not a County-financed project.

This component of the Master Plan is envisioned as a public–private partnership, with development pursued through outside investment sources. The County is currently exploring market interest and partnership opportunities to determine feasibility, timing, and delivery.

An on-site hotel plays an important role in advancing the long-term goals of The Ranch Master Plan by:

  • Supporting multi-day conferences, trade shows, tournaments, and events
  • Reducing reliance on off-site lodging and transportation
  • Increasing The Ranch’s competitiveness with peer regional destinations
  • Driving visitor spending that supports local restaurants, retailers, and hospitality partners
  • Contributing to the Master Plan’s goal of long-term financial sustainability

Together with other Phase II investments, the hotel represents a strategic opportunity to expand economic impact while improving convenience and experience for visitors to The Ranch.
